Eastman Real Estate Sales Update

If you ask me, the housing market in the Eastman Community has turned the corner. Here are a few quick numbers:

Eastman Real Estate Home and Condo Sales:

From 01/01/2009 through 06/30/2009 there were 16 home and condo sales total.

From 07/01/2009 through 12/31/2009 there were 27 total home and condo sales.

If you were to take June out of the first half of the year there would be an even bigger slant towards the second half of the year and things really started to happen in June. For example in the first three months of 2009 there was one, that’s correct just one home sale in Eastman and that happened in late March.

Now if we look at what has happened year to date for 2010 (01/01/2010 through 03/30/2010) there have been 13 home and condo sales so far. Thirteen compared to one year over year. I’d say the market has changed!!

This is actually good news for sellers and demand is picking up, that should help stabilize prices, and I think we already have seen that. These numbers are impressive and rather clear. Coming out of the financial crisis of the fall of 08′ the housing market really died! By summer of 09′ it was picking back up and now we seem to be on a good pace.

(3/30/10) there are 90 homes currently on the market in the Eastman Community. Since it is very early in the spring season I expect over the next few weeks, we will break 100 homes for sale.

If you are a buyer this is great news! To be able to have a choice or several choices of quality homes in your price range is something that rarely happens. Over the past few years buyers have been lucky with this gift of choice. This year could be the best ever for choice. I think that sellers patients are running out and and trying to ride out the down market is just taking to long.

Buyers should be embracing this opportunity not questioning it! A few years ago buyers were buying a house just because if they didn’t someone else was right behind them waiting to put their money down. Most buyers in the early 2000′s didn’t even like the home they were buying with out saying, “we can change this or fix that”.

What about waterfront? Everyone would love to own on the water if they could. A few years ago there just wasn’t many homes to choose from. The properties that were for sale had huge price tags on them. Now there is affordable choice. Just around Eastman Lake there are several options for homes. Water front condos are available also with several options to choose. If condos are something you might be interested in than there are 32 available units to look at. All but two of them are priced under $300,000. There are some water front units priced under $225,000

Eastman NH Ownership Fee Update 3/20/2010

Now that the Eastman Community is about to start the new fiscal year, I have the Eastman Ownership Fees for the 2010-2011 fiscal year.

The Eastman Community Association Fee went up $120 this year. I have not seen a break down in the budget to see where the increase comes from. However if you look at the amenities that the community offers, the privilege to live here is still rather inexpensive.

This morning was a dark and dreary so I decided to look for some things to do as we are in-between seasons.

The snow is melting, rain and drizzle are in the air. It’s just not fun to be outside. The good thing about today is what I found. I found a great list of 100  Things To Do In The Upper Valley. I don’t remember when I got this list or where it came from what an exciting list it is!

Things To Do In Eastman 3/12/10-3/21/10

Looking for something to do when the snow is dissipating rapidly and yet it’s still a bit cold out side? The outdoor activities have been canceled for this weekend but there are still a few options. Things To Do In Eastman

If your looking to do things outside of Eastman, there is still plenty of skiing at MT Sunapee. Have you tried Grantham Indoor? Driving golf balls or playing a round of golf on their indoor simulators is a great time.

Selling A Home, What Does it Cost?

I was on a listing appointment the other day and the seller asked me “What will it cost to sell our Eastman Home?”

So I broke out my computer and pulled up my most recent settlement statement or more commonly referred to as a HUD statement.

The biggest expense that a seller has is the commission paid to the Real Estate Broker. I know it’s expensive but there is an unbelievable amount of work that goes into selling a property. After the commission the next biggest expense would be the New Hampshire State Transfer Tax. The rate is 1.5% of the sale price usually split between the buyer and seller. Let’s take a $300,000 sale price. Multiply buy 1.5% and divide by two and the buyer and seller would pay $2250 that goes to good old New Hampshire.

Legal fees usually are not much for a seller. The seller has the deed prepared and barring any unusual circumstance the cost runs about $125-150. Town taxes can vary widely depending on the date of closing. Some time a seller will get a credit back for pre-paid taxes and other times they will have to pay in. Like I said it all depends on the date of closing and the tax billing cycle.

Most closing the seller will see a credit or money coming back to them for fuel in storage. If you use oil or LP Gas and there is fuel in the tanks, the buyer will reimburse the seller for that fuel. Association fees are another credit back to the seller. If you live in a community like Eastman, sellers will get money back as long as their dues are paid in advance.

And of course if there is a mortgage balance, the balance must be paid in full at the time of transfer. The mortgage is secured as a lien on the property and is recorded at the County Registry. This really isn’t an expense but a settling of debt.

This might not be the entire list of expenses for all property transfers but for the basic home or condo, this should give most sellers a good idea of what to expect.

Grantham NH To Re-Assess

The town of Grantham and the community of Eastman NH are going to get a town wide reassessment. The process is underway but will really take off after town meeting. Both new construction and recently sold homes are going to be the focus and will be the basis for all properties in the town.
