Eastman Ownership Cost 2011

You will find, up to date, Eastman Ownership Costs as of January 2011. If your looking for tax rates for Grantham, Springfield or Enfield there all here. Condo association costs, new member fees explained along with water and sewer costs.

The sewer rate is subject to change due to some projects that have taken place. The ECA fee will be changing for the upcoming fiscal year. I will up date these cost and changes when they happen.

Eastman Condo Costs For 2011

It’s that time of year again when everything you did in 2010 starts to change. This year however, four out of the nine condo associations in Eastman had no change in maintenance costs. I have to give credit to East Lake, their monthly cost has not changed in four years! Below is the break down in monthly maintenance costs:

West Cove “A”    $302

West Cove “B”    $315

West Cove “C”    $292

West Cove “D”    $330 plus $240 a quarter special assessment

South Shore “I”   $400  plus $300 a quarter special assessment

South Shore “II”  $335 plus $50 a quarter special assessment

South Shore “III” $330

South Cove Heights  $325 plus $212.50 a quarter special assessment

East Lake  $286

I’m still waiting to get the actual budgets for two associations and when I do I will post all the budgets as well. I hope this helps to compare costs at a single glance.

Eastman Cross Country Skiing

It is happening right now!! The best conditions of the year for cross country skiing here in Eastman NH. Come out and enjoy golf course trails, trails through the woods or across the lake. Most trails are groomed but with last nights snow you could be skiing through several inches of fresh fluffy powder.

Today is also Eastman’s Nordic Nibbles event. Cross country ski to various stations and and enjoy samplings from many different restaurants and food vendors. This is a popular event and weather conditions are perfect!! Tempertaure’s in the 20′s and bright sun shine. I couldn’t get any better!!

Eastman Home Sale Stats For 2010

Eastman home sales for the year 2010 wasn’t all that bad. In fact home sales beat last years total by the end of July!! Condo and land sales are another story. So here is a break down of what has happened.

HOMES—

January 1st-December 31st, 2010 there were 47 homes sold in Eastman

January 1st-December 31st, 2009 there were 32 homes sold in Eastman

CONDOS—

January 1st-December 31st, 2010 there were 6 condos sold in Eastman

January 1st-December 31st, 2009 there were 11 condos sold in Eastman

LAND—

January 1st-December 31st, 2010 there were 2 unimproved lots sold

January 1st-December 31st, 2009 there were 5 unimproved lots sold

As you can see the home sale market was a rather good year. We even beat 2008 when there was 39 homes sold. I anticipate another strong year in 2011 as the rise in interest rates seems to be helping buyers make up their minds faster. This sounds counter intuitive but the cost of money over the life of a loan is far greater then if you were to save another 1-3% in the purchase price of a home. I do believe that home prices have gone down quite a bit but have not reached their bottom. The inventory levels of homes for sale is just to great! The competition between home sellers ultimately leads to lower prices.

As for condos…. Most condos in Eastman are second homes. I believe that only 30% of Eastman condos are primary. So the bulk of the sales market is to the vacation buyer. Here is the problem, where is the vacation home buyer? The vacation home buyer has been sitting on the side lines for years now. As the stock market and job security strengthen vacation buyers will be back!!

Land… I get more calls on land then homes or condos, mostly, out of area callers. The hardest thing to do is to get someone to hop in their car and drive one, two or three hours to look at a piece of land. If buyers are in the area then that’s a different story.
