2011 Eastman Ownership Cost Changes

The cost for the privilege of living in Eastman NH this year is going up but there are some significant changes to the cost structure that will directly benefit property owners, their children and grand children.

The biggest cost increase goes to the universal amenities fee. The cost of $220 is being added to the Eastman Community Association fee and brings the annual fee to a total of $2895.00 for the fiscal year April 1st, 2011 through March 31st, 2012. The amenities that in previous years cost additional money will now be “free”. The bottom line is for $220 you will get use of the pool, fitness center, tennis courts, cross country ski trails, and golf driving range. Golf course membership will still cost but even the rates of golf fees have gone way down this year.

Chili Cook Off A Huge Success

This past weekend was the Chili Cook Off. What a great event to help raise money for David’s House!! The turnout seemed to be a really good one as the high winds made it a cold day for skiing and other outdoor activities.

Congratulations go out to the Blish Family for their outstanding effort and their Buffalo Chicken Chili winning creation. If you were lucky enough to get a taste it was really, really good.

David’s House Chili Cook Off 2/19/11

Today is the day!! If anyone is in the area between 12-2pm please stop by the Center At Eastman. The Draper Room will be filled with 15-20 entrants for the Chili Cook Off. It is a great event, it’s fun and we raise money for a great cause. If you sample every chili entry you won’t need to eat lunch because you will be completely full.

So come on out early or stay late and cross county ski. I hear the trails have been outstanding this year!

Eastman Golf Links And The Environment

I had a chance to listen to the Eastman Golf Links head grounds keeper today. The program he put on was short and very interesting. I like to golf but I don’t get a chance to get out all that much so I learned a few things today.

Did you know that there are Owl boxes installed to provideĀ  homes for Barred Owls? These boxes are attached high in trees in hopes of luring and providing a safe home for these birds. They are a natural way to help keep the mole and mice populations down. They’ve also tried this idea with butterflies by installing butterfly houses.

Has anyone noticed that there are areas of long grass where they only mow it once a year? These areas require no watering, no fertilizer and also act as a buffer to absorb run off into the ponds and streams. This saves mowing time, gas, water, fertilizer and maintenance. As a buffer of water run off, these grassy areas help keep the ponds and streams cleaner.

How about the water system? Computer controlled sprinkler heads put the water where its needed and when its needed.Water conservation is huge with this system by controlling amounts, time of day, direction there is less wasted water usage. The grounds grew has the ability to hand water where they can water very specific areas that are in need.

Over all Eastman Golf links is one of a few leading golf courses that is working with the environment that will benefit nature and the golf experience.

Average Sales Price Per Square Foot In Eastman NH

Every month I get an email from our multiple listing service. I always look at the monthly sales stats to see what is going on around the state. Eastman, was always above the state wide numbers, so I thought.

This is what I found. There were a total of 53 properties sold in Eastman last year. This includes condos and homes. The average sale price per square foot was $125.25 The average sale price per square foot for the entire state is $125.00916 This is a complete surprise that the cost per square foot was basically identical!!

We all can see that most homes in the Hanover and New London areas are typically higher priced then Eastman but I always felt that Eastman would be higher value than the state average, but these numbers are correct.
