Average Sales Price Per Square Foot In Eastman NH

Every month I get an email from our multiple listing service. I always look at the monthly sales stats to see what is going on around the state. Eastman, was always above the state wide numbers, so I thought.

This is what I found. There were a total of 53 properties sold in Eastman last year. This includes condos and homes. The average sale price per square foot was $125.25 The average sale price per square foot for the entire state is $125.00916 This is a complete surprise that the cost per square foot was basically identical!!

We all can see that most homes in the Hanover and New London areas are typically higher priced then Eastman but I always felt that Eastman would be higher value than the state average, but these numbers are correct.

Eastman Ownership Cost 2011

You will find, up to date, Eastman Ownership Costs as of January 2011. If your looking for tax rates for Grantham, Springfield or Enfield there all here. Condo association costs, new member fees explained along with water and sewer costs.

The sewer rate is subject to change due to some projects that have taken place. The ECA fee will be changing for the upcoming fiscal year. I will up date these cost and changes when they happen.

Eastman Condo Costs For 2011

It’s that time of year again when everything you did in 2010 starts to change. This year however, four out of the nine condo associations in Eastman had no change in maintenance costs. I have to give credit to East Lake, their monthly cost has not changed in four years! Below is the break down in monthly maintenance costs:

West Cove “A”    $302

West Cove “B”    $315

West Cove “C”    $292

West Cove “D”    $330 plus $240 a quarter special assessment

South Shore “I”   $400  plus $300 a quarter special assessment

South Shore “II”  $335 plus $50 a quarter special assessment

South Shore “III” $330

South Cove Heights  $325 plus $212.50 a quarter special assessment

East Lake  $286

I’m still waiting to get the actual budgets for two associations and when I do I will post all the budgets as well. I hope this helps to compare costs at a single glance.

The Eastman Golf Links and the Eastman Golf Committee are considering new rates for next year. I believe, what is proposed will make a huge impact on memberships at Eastman, in a good way!

Here is a break down for Eastman residents only:

Unlimited membership: $1200 (Play as many rounds as you can)

Unlimited Family membership: $2300 (Includes 2 adults and all dependent children living at home)

Membership: $99.00 (This is not a typo) plus $35.00 a round for 18 holes and $20.00 a round for 9 holes.

I think this is great! It will give a lot of casual golfers a reason to join Eastman and play here instead of somewhere else. Then I am sure that the $99 members will have their friends come and play a round for $49.00. With the quality of golf this course offers, these new proposed rates look to be a good deal.

Eastman NH Ownership Fee Update 3/20/2010

Now that the Eastman Community is about to start the new fiscal year, I have the Eastman Ownership Fees for the 2010-2011 fiscal year.

The Eastman Community Association Fee went up $120 this year. I have not seen a break down in the budget to see where the increase comes from. However if you look at the amenities that the community offers, the privilege to live here is still rather inexpensive.

The new Eastman Condo Association rates have been set for the year 2010. Only three sections remain the same as last year and the East Lake Association has decided to manage themselves. This is a bold and interesting move, I wish them luck. The cost’s are:

The Eastman Community, What’s It All About?

Eastman is a community not to be missed. This is what it’s all about:

A 3500 acre four season community centrally located between the college towns of Hanover, NH (Dartmouth College) and New London, NH(Colby Sawyer College) known as the Dartmouth-Lake Sunapee Region. There are about 1000 homes and 336 townhouse style condominiums surrounding the 325 acre Eastman Lake. Residents that live here come from all walks of life. There are young families, working couples, empty nesters and retirees.

Eastman Lake is a speed restricted lake located in the center of Eastman. Swimming and sunbathing can be enjoyed for the six beaches. Canoeing, sailing, fishing and kayaking can be enjoyed by all. Even Loons love Eastman Lake. There usually is a nesting pair that raise their young on the lake.

South Cove Activity Center, a new building that opened in July of 2009. What a great building, the indoor heated swimming pool, fitness center with all new equipment, WiFi Internet, flat screen TV’s, community rooms. A home for the recreation department which they desperately need. The best part is the building is LEED certified for energy efficiency.

The Center At Eastman is home the Bistro Nouveau, an outstanding restaurant, the golf pro shop that becomes the ski touring center in the winter.

Eastman Golf Links is 18 holes of championship golf. Major improvements took place in 06′-07′ and the course has never been better.

Tennis is another summer activity that you will find many residents taking part in. There are 12 courts in the community. Five of the courts were built in 2007. Hard True surface is the preferred surface and there are 8 courts now that are Hard True.

Miles of nature trails can be accessed from many different locations. The “Lake Trail” is just that. I like this one the best. It is a real hiking trail for 3/4 of the way around the lake. The last 1/4 is a fire lane that is a little less adventurous, which is just fine with most people, especially when there a bit tired. Other trails abound through the forest and are well marked so it is easy to find your way.

The sports field area is home to the soccer, baseball/softball fields and basketball court.

Cross Country Skiing is right out so many back doors. Easily accessed and miles of trails. Beginner to expert skier, all will be happy on these trails.

Ice Skating, when the lake freezes that’s great, but Eastman maintains a skating pond right near the Center At Eastman. So if you don’t want to shovel there is a place to skate.

Sledding, this is New Hampshire. You have to have a sledding hill! There are certain areas on the golf course where sledding is allowed.
