2019 was an interesting year!! It started slow, then got extremely busy, then summer came along and things got slow again. The fall finished with a fast paced flurry!! Overall 2019 wasn’t a bad year but it wasn’t great either. Condo sales were equivalent to last year and home sales lower. Here are the numbers.
There were 66 home sales in 2019 vs. 76 in 2018. Home prices were up but only marginally. The average home selling price was $286,529 vs $281,298 up only marginally. However, the median sales price was to $270,000 vs $258,250
As for condos, in both 2019 and 2018 there were 28 units sold. Any year when there are 28 condos sold, it’s a good year!! Better yet the condo values are up too with a 13% increase in prices. In 2019 the average unit sold for $201,215 vs $175,665 in 2018. The median sales price in 2019 was $198,750 vs $172,500 in 2018.
Taking a quick look back, pricing in Eastman has gone up quite nicely since 2016. Here are a few numbers: The average home sales price was $245,877 and the median sales price was $2225,000. When you compare to 2019 there is a 17% jump in home values. That is an amazing number!!!
What does the future look like? Low inventory is going to drive values up. There is low inventory all around us so buyers are going to compete for each property.
