We had a slow start to the year then along came March, usually one of the quieter months but not this year! March was so busy that 2019 if actually off to a faster start through the first six months then last year. Here are the numbers:
2019 had 35 house sales vs 29 house sales in 2018. The average sale price was down almost $30,000 from 2018. The good news is that the median price was actually up this year to $249,000 compared to $248,000 in 2018.
Condo sales are actually lagging slightly compared to last year. In 2019 there have been 13 condo sales and 2018 there were 16. The good news here is the average price is up from $174,952 to $195,115 and the median price is also up from $160,000 to $190,000 in 2019. Of course with condos the actual number of units sold is low so those numbers move a lot more than the home sale numbers.
Combined the total unit sales are 3 ahead of last year, 48 vs 45 so considering that last year was one of Eastmans best, the potential is there for a record year. Now wouldn’t that be nice!!
